Listing Guidelines

Publish accurate and clear sale or rental listings while respecting everyone’s rights.

These guidelines apply to sale and rental listings on Tongjai Property, operated by บริษัท โอฬารแล็บ จำกัด (OlanLab). They help users receive verifiable information and give advertisers a consistent standard. Read them with the Terms of use.

1. Who may advertise

You must be an owner, entitled seller or landlord, authorised representative or agent with relevant authority. Describe your role honestly and provide necessary evidence when a complaint or reasonable concern arises. Developers and multi-unit advertisers must distinguish examples from the units actually offered.

2. Information to include

  • Property type, sale or rental purpose, and an accurate project name or listing title.
  • Province, area, location, size and units, room counts, condition and included items.
  • Price and price unit, tenancy duration, material charges, deposits and decision-relevant terms.
  • Working contact details you are entitled to use and an accurate owner or agent designation.
  • Material restrictions, including pets, parking, permitted use and availability dates.

Do not guess information such as title-document area, walking distance or parking rights. Explain uncertainty instead of presenting an unverified detail as fact.

3. Prices and advertising claims

Explain the units or conditions covered by starting prices or ranges. Do not use false low prices to attract enquiries. Do not make guaranteed return, finance or profit claims without substantiation and clear agreements. Disclose fees or commissions an interested user may owe before they agree to the service.

4. Media and personal information

Use relevant media you have permission to publish. Show-unit photographs, edited images and renderings must not misrepresent actual condition. Do not pass off another listing's photos as your own. Appropriately obscure unnecessary faces, documents, account numbers, vehicle registrations and personal information.

Do not publish passwords, door codes, security-system details or complete title documents. Location information should support discovery and appointments while considering occupants' safety.

5. Unacceptable listings

  • Properties you are not entitled to offer, fraudulent listings, impersonation or illegal offers.
  • Content infringing intellectual property, privacy or other rights.
  • Spam, duplicates intended to dominate results, or substituting units to exploit an existing listing's history.
  • Harmful links, requests for sign-in codes, or payments solicited by falsely claiming to be staff.
  • Unrelated products or services outside the website's property purpose.

6. Review and listing status

Submission does not guarantee immediate publication. We may request corrections or information before publication and restrict or unpublish content if problems emerge later. Review or promotion does not certify ownership, identity or transaction safety.

Review considers relevance, accuracy, content rights and risk. Reasons and an opportunity to respond will be provided as appropriate, except where urgent action or legal restrictions apply. Request a review through our Contact page.

7. Keeping listings current

Keep prices and details current. Close a listing when sold, let, unavailable or no longer authorised. If someone impersonates your listing, keep links and evidence and follow Safety and reporting. Do not publish personal documents as part of a public dispute.
