Terms for searching properties, publishing listings and using our services, so everyone understands their rights and responsibilities.

Tongjai Property (the “website”) is operated by บริษัท โอฬารแล็บ จำกัด (OlanLab), referred to as “we” or “us”. These terms apply to browsing, registration, listings and services on the website. Please read the relevant terms before using a service. Questions can be submitted through our Contact page.

“Users” includes visitors, property seekers, members and advertisers. “Advertisers” includes owners, landlords, sellers, agents, representatives and developers entitled to offer the relevant property. Registration and use of a particular service are subject to the terms relevant to that service, including any specific agreement disclosed before you decide to use it.

1. What our service provides

Tongjai Property provides property listings, project information, articles and ways for interested users to contact advertisers. Appearance on the website does not verify ownership, identity, property condition, quality or the reliability of a contracting party.

Unless separately agreed in writing, we are not a party to a sale or tenancy, do not collect reservation payments, deposits or rent on an advertiser’s behalf, and do not guarantee negotiations, title transfers or financing. Users must agree transaction details and contracts directly with the relevant parties.

2. Accounts and security

  • Provide accurate, current details, use contact information you are entitled to use, and do not impersonate another person or organisation.
  • You must have the legal capacity required for the service and related transactions, including any necessary permission from a legal representative.
  • Protect your password and external sign-in accounts. Do not share passwords or verification codes. Change your password and notify us promptly if you suspect unauthorised access.
  • External sign-in providers have their own terms. Available sign-in methods may vary as services are enabled.

3. Advertiser responsibilities

You must own the property, have the right to offer it, or be properly authorised to act for the relevant person. You must be able to explain that authority when a complaint or reasonable request for supporting information arises.

Agents and representatives must describe their role honestly and must not claim to be an owner offering a direct sale or letting unless that is true. Any fee or commission to be charged to an interested user must be disclosed before that user agrees to the service. Publishing a listing does not automatically make the website an agent or authorised representative of either party.

  • Accurately describe prices, price units, extra charges, location, size, condition and material terms, including tenancy length, deposits, furnishings and pet restrictions.
  • Use images and text you have permission to publish. Illustrations, edited images and renderings must not misrepresent the actual property.
  • Do not use misleading prices or images to attract enquiries and then substitute a materially different offer without explaining the difference.
  • Update or unpublish a listing when details change, the property is unavailable, a sale or letting is completed, or your authority ends.
  • Avoid unnecessary personal information, including identity documents, account numbers, complete title documents or residents’ information you are not entitled to disclose.
  • State whether the price is a sale price, monthly rent or daily rent. Explain which property and conditions apply when using starting prices, price ranges or offers covering several units.
  • Clearly distinguish properties or units with different details. Do not replace one property's listing with another property to benefit from the original listing's history or views.
  • Check that the advertised sale, letting and use are permitted by applicable law, building or project rules and your rights, including for short-term lettings.

4. Checks before a sale or tenancy

Confirm current availability and pricing, view the property, verify the advertiser’s identity and authority, and review relevant documents and contracts before paying. Distances, nearby stations and map positions help with discovery; check the actual route and surroundings yourself.

Before a tenancy, check deposits, advance rent, common-area charges, utilities, internet, repairs, deposit returns and termination. Before a purchase, check title, encumbrances, transfer expenses, taxes and financing or reservation conditions. Record the agreement clearly with the contracting party; a listing does not replace a complete contract.

Do not transfer money solely because a listing, promotion badge or purported staff message appears genuine. Check the recipient, payment records and refund arrangements. Stop a transaction and use our Contact page if something seems suspicious.

5. Prohibited use

  • Fraudulent listings, forged documents, false claims of authority, or illegal property offers and services.
  • Infringing intellectual property, privacy or other rights; harassment, threats or disclosures intended to harm others.
  • Spam, duplicate listings intended to disrupt search results, or collecting contact details for marketing without a lawful right.
  • Unauthorised access, malware, bypassing safeguards, or automation that disrupts the service or extracts large amounts of data without permission.
  • Artificial views or contact clicks, or circumventing a justified account restriction.

6. Content rights and publication

Advertisers and other rights holders retain ownership of their images and text. By submitting content, you give us a non-exclusive permission to store, copy, technically format or resize, and display it on the website to provide the listing and search services you select.

Use in campaigns or additional channels beyond ordinary listing publication is subject to the relevant agreement or permission. After unpublication, third-party copies or search-engine caches may remain outside our direct control.

Website components and content we create belong to us or our licensors. You may share links and use material as permitted by law. Republishing images or text must respect the rights of their owners.

7. Ranking and promoted listings

Search results depend on your filters and selected sort order. In recommended results, listings with an active promotion package may appear ahead of ordinary listings, taking account of package level and update date. Some promotional placements rotate and share space with other listings.

Some recommendation areas may use recent searches or property views in that browser to select content and reduce repetition. “Recommended” describes the system's presentation method, not an assessment of suitability for your finances or individual needs. You can still search and choose your own filters.

A promotion badge identifies a visibility service; it does not verify ownership or condition. We do not guarantee impressions, enquiries, a sale or letting timeframe, or returns. Placement counts and presentation can differ by device and page.

8. Charges, packages and cancellation

Before paying for a service, confirm its scope, total amount, applicable taxes or charges, start date, duration, cancellation and refund arrangements with our team. A monthly equivalent helps compare packages and does not necessarily mean monthly billing.

Cancellation and refunds depend on the specific agreement, work already performed, the reason for cancellation and applicable legal rights. If a service differs from what was agreed, contact us with supporting evidence so we can consider correction or an appropriate remedy. These terms do not remove statutory claims.

Package promotion rights end when the agreed term expires. Renewals, plan changes and additional charges require the relevant agreement or instruction; having a member account alone does not authorise additional package charges. Unpublishing a listing or closing an account is not automatically a refund request. Contact our team separately about cancellation of a paid service.

9. Review, correction and restrictions

Where there are reasonable grounds to believe content or an account breaches these terms, infringes rights, contains materially inaccurate information or risks harm, we may request information, require corrections, limit publication or restrict content or accounts as necessary and proportionate to the circumstances.

We will normally explain the reason and how to respond through available contact details, except where urgent action is needed to prevent harm, protect security or comply with legal restrictions. Affected users may request a review with evidence through our Contact page. Restrictions do not remove the right to have charges or remedies considered under the agreement and applicable law.

10. Personal information and contact details

Public listing information, such as a contact name, phone number and contact channels, can be viewed by visitors and used to enquire about the property. Publish only necessary information that you are entitled to disclose.

Personal information must be handled for appropriate purposes and on a lawful basis. These terms do not constitute blanket consent to unrelated uses. Questions about data use and requests to exercise applicable rights can be submitted through our Contact page.

11. Articles, statistics and external services

Articles and search tools provide general information, not guaranteed outcomes or individual legal, financial, investment or engineering advice. Verify relevant facts and consult appropriate professionals for your decision.

Listing statistics count view or button-click events under the system’s counting rules; they are not unique people or completed transactions. External links, maps and services are governed by their providers’ terms.

12. Responsibility and availability

We take reasonable care in providing the service, but user content and external information may change or contain errors. Maintenance and interruptions may occur. We will consider reported issues and address those within the scope of our service.

Each party’s responsibility depends on the facts, applicable agreements and law. These terms do not exclude our liability for intentional misconduct or gross negligence, or restrict rights or remedies that cannot lawfully be excluded or limited.

13. Complaints and disputes

Use our Contact page and include the listing ID or link, a description, relevant dates, necessary evidence and a reply channel. Redact unnecessary sensitive information and never send passwords or verification codes.

For copyright or property-rights complaints, identify the disputed content, listing link or ID, the right claimed, and evidence of ownership or authority to act. Confirm that the information is true to your knowledge. We may request further information, allow an advertiser to respond, or restrict publication during a review where necessary. Reports must be made in good faith, not to harass a competitor or obstruct a legitimate listing.

We will review and coordinate matters relating to our service. Contacting us does not prevent a complaint to a competent authority or a legal claim. For an emergency or suspected fraud, promptly contact the relevant payment provider and authorities.

Thai law applies to these terms to the extent applicable. Parties may seek a good-faith resolution before formal proceedings, without removing a consumer’s access to the channels or courts provided by law.

14. Changes to these terms

Updated terms will be published here with an update date. For material changes affecting rights, obligations or charges, we will provide the details and effective date in advance, with appropriate notice and as required by law. Changes will not improperly affect rights that have already arisen.

Service notices may be provided on the website or through the contact details supplied by members, depending on the matter and applicable requirements. Keep your contact details current. You may retain copies of the terms and package agreements that apply when you decide to use a service.

15. Stopping use and closing an account

You may stop using the service or unpublish listings through available tools. To request account closure, use our Contact page, providing your member email and the action requested. We may verify identity as necessary to prevent unauthorised closure, without asking for your password or sign-in verification code.

Before closing an account, keep any listing details, payment evidence and contacts you need. Account closure does not cancel a sale or tenancy agreement with another party, or remove obligations or claims that have already arisen.

Account closure and a personal-data erasure request may have different scopes. Deletion or retention will be considered according to purpose, necessity and applicable law, including information needed for legal obligations or dispute handling, while respecting relevant data-subject rights.

16. General terms and contacting the operator

These terms apply alongside service descriptions and specific agreements disclosed and agreed before use. Where details differ, a specific agreement applies to its particular service to the extent lawful. Not enforcing a right on one occasion does not waive it on another. If a provision is unenforceable, the remaining provisions continue to the extent they are separable and lawful.

The English version is provided for convenience. If the versions differ materially, the Thai version prevails to the extent permitted by law, without removing rights under a specific agreement or consumer-protection law.
